We will prepare a written Proposal for Real Estate Services to help you make an informed decision about whether and how best to proceed with listing your property for sale. Our proposal will evaluate your property and other residential homes for sale and form an opinion of the price the market will support. We’ll also discuss whether any pre-sale repairs should be undertaken and present available options to improve presentation value. We will discuss effective pricing strategies, and decide how to present the residential real estate in the best light with the aim of achieving the highest price in the shortest amount of time.
After we've got your home ready and primed for the market, we will schedule a Broker’s Open to allow local brokers and agents to preview the property on behalf of their clients, and we will also schedule and hold as many Open Houses as necessary. We will also schedule private showings as requested. We will also will engage in digital marketing campaigns as well via social media, ad placement, and direct emails to give your residential real estate the exposure it deserves. We build a stand-alone website for each listing and deploy customized and effective digital advertising on desktop and mobile devices. We also provide premiere exposure on wide-audience residential real estate websites such as Zillow, Trulia, Realtor, and the Multiple Listing Service. We regularly check analytics for optimization and use targeted marketing techniques and social media campaigns to disseminate our listings to the right people at the right time.
The fruit of our efforts will be when we start receiving offers for your real estate listing. We will keep you informed every step of the way, continuously analyze the market, and advise if any adjustments are necessary to procure offers. Ideally, we will have multiple offers to review. After we evaluate offers received on your residential listing, you can either accept an offer as-is, or issue a counteroffer to one or several Buyers. We will walk you through this process and negotiate on your behalf.
Once we open escrow, we will coordinate with the Buyer’s representative to ensure a smooth escrow. The escrow holder will provide you with an Opening Package, that includes paperwork to fill out and Escrow Instructions to sign. We will review everything with you and walk you through this process. We will coordinate with the Buyer to provide access for Buyer investigations, and represent your interests in any resulting negotiations that may arise during escrow.
Once the Buyer funds the balance of the purchase price, escrow can close and title to the residential real estate will transfer. We will coordinate delivery of possession and provide keys to the Buyer through escrow, and escrow will disburse the Seller's proceeds from the sale.

Once we've gone over your residential home needs and wants, market conditions, and pre-qualification, we'll have everything we need to find your next home. We'll set you up with tools to help you search for on-market listings, as well as introduce you to any "pocketed" off-market homes for sale that fit your criteria. Throughout this process, we will encourage an active feedback loop between us so that we can hone in on the perfect home purchase for you.
Once we find the home for you, we will help develop a strategy to get the home under contract and prepare an offer that balances attractiveness to the Seller with appropriate contingency plans to protect your rights and your deposit. We’ve made it simple to understand which offering strategy matches your unique balance of goals and reservations. We will then package everything together and present your offer in the best light possible to achieve acceptance and open escrow.
Once we are in escrow, we facilitate the Buyer due diligence process. This is the time to review disclosures, conduct inspections, and to do everything we can to learn the true condition of the property and any matters affecting it. At the same time, we will be coordinating with your lender to ensure that your lender has everything necessary to fund and close escrow on time. We will guide you through this process and help you negotiate through any matters that arise during escrow.
After escrow closes, title to the residential real estate will transfer. We will coordinate delivery of possession, get you your keys, and you will officially be a homeowner.
